Why Now is a Great Time to Invest in Property in Newport

Newport is Wales’s third-largest city and has a rich and diverse history and culture. It has a rich tapestry of history and architectural heritage and continues to see good yields for investors even during the current economical climate we are in.
As of November 2024, the average house price in Wales was £219,000. This was an increase from £213,000 the previous year.
The average house price in Newport was £236,000 in November 2024 (provisional), up slightly 2.0% from November 2023.
Private rents rose to an average of £877 in December 2024, an annual increase of 18.6% from £740 in December 2023. This was higher than the rise in Wales (8.5%) over the year.
Newport has various investment projects underway, the new leisure centre along the riverfront is underway. Ringland regeneration project is making great progress, and the new Health and Wellbeing Centre has recently opened. The other part of the project is 170 new homes and a new shopping centre proving 10 retail units. All of these projects are bringing more people to this area, and we have seen a spike in interest in rents and investors in this area.

Glan Llyn – this major regeneration project is transforming the former 600-acre Newport Llanwern Steelworks site into a major new community and business park.
Celtic Business Park. 4,000 new homes have outline planning permission and over 1000 have already been completed. The first primary school has been completed, and a second primary school will be delivered with the later stages of the development. The site will also benefit from a railway station in near future. A number of employment units have also been constructed on the business park, including global giant Amazon. There remains significant capacity for further investment for both residential and commercial developments.

Coleg Gwent Campus – The scheme will be in the region of 20,000 sqm providing teaching facilities for approx. 2,000 students enrolled on vocational courses.
Newport is growing and 2025 is going to be a great year for the city.
