For many years, buyers searched for property based on town, village or postcode. Today, things are changing.

Increasingly, buyers are becoming far more specific in their search criteria and many already know exactly which streets they want to live on before they begin viewing properties. So what has changed?

Twenty years ago, buyers relied heavily on estate agents to tell them about an area. Today, information is available at the touch of a button. Buyers can research schools, transport links, crime statistics, flood risks, local amenities and community groups before they even arrange a viewing.

As a result, they often arrive with a shortlist of preferred roads rather than simply preferred postcodes.
