Energy Efficiency & EPCs: What Welsh Landlords Need to Plan for Now

You’ve probably seen the headlines – talk of stricter EPC regulations hasn’t gone away, even if the original 2025 deadline was scrapped. But that doesn’t mean landlords in Wales should sit back and wait.

In fact, 2025 is the perfect year to get ahead, especially while grants, funding schemes, and pricing remain relatively stable.

Here’s what we think landlords should be doing now to futureproof their investments and maintain long-term appeal.

While the UK Government has paused the move to minimum EPC C for rentals, Wales may still pursue higher energy standards independently in future. And with contract-holders increasingly energy-conscious, EPCs are influencing rental decisions regardless of law.

  • Properties with EPC D or lower are harder to rent long-term.
  • Energy bills remain a top concern for contract-holders – and many will choose better-rated homes when comparing.
  • Some lenders now require EPC ratings of C+ for buy-to-let remortgages.

If your EPC is sitting at D or E, you might not need to spend thousands. Some simple, effective improvements include:

  • Loft insulation top-up (£300–£500)
  • Energy-efficient LED lighting throughout
  • Draught-proofing doors and windows
  • TRVs (thermostatic radiator valves) on all radiators
  • Upgrading to a smart thermostat (e.g., Hive or Nest)

As of now, there are still grants and incentives in some Welsh local authorities for energy upgrades – especially where older housing stock is common. We’re happy to help you explore local options.

We track your EPC expiry dates and ratings as part of our full management service. If your property is approaching a renewal, we’ll flag it and recommend improvements that suit both your budget and long-term yield strategy.

Don’t wait for legislation to force your hand. Investing in efficiency now means happier contract-holders, lower voids, and a property that’s ahead of the pack.
