Process for Renting Property in Newport
Whether you are experienced in renting property or a first timer, we will try to understand what type of property you are looking to rent and gain your feedback on the ones you view. There is a two stage process.
You can register on the website to get property alerts direct via email. If you prefer to talk to someone please feel free to call us or drop into our office to have a chat about your rental needs.
2. Property Search
Using our website search facility, select the properties you are interested in viewing. Arrange a viewing by calling the office and arranging with a negotiator an appointment time, and for them to answer any questions you may have.
Once you have decided on the property for you, the next stage involves four steps to becoming a Luscombe & Co Tenant.
You will asked to fill out our online or paper Tenancy Application Form, which needs to be completed in full and returned to the local office if paper version. Identification and proof of current address will be required as well. You will be informed how much money is required to be paid at this stage.
The office will process your application. The details you have submitted will be verified and checked. If there are any gaps in your employment a guarantor may be needed, a landlord reference will also be required. When the references are all back and satisfactory, you will be informed if it has been successful. At this point you will be required to pay the bond.
A check in letter will be issued informing you of your moving in date. We will also advise you of the amount of money (which will need to be a cash equivalent) that will be required before you move in.
You are now ready to sign the tenancy agreement and inventory and the keys will be yours. No need to worry about contacting the utility companies, as we will take care of it.
Your ongoing monthly rent is then paid by standing order leaving you free to enjoy your new home. Simple!
